Gavin Bender, Sr. of Bender Real Estate Group developed one of the most sophisticated computer/phone operating systems in the Southeast with the design and construction of the World Omni Customer Service Center. This 70,000 square foot telecommunications center is located in Omni Office Park in Mobile, Alabama. A design, “built to suit”, project specifically for World Omni Financial, the financing wing for Southeast Toyota. Southeast Toyota imports Toyotas from Japan for distribution to approximately 120 dealers in five southeastern states. At the time of construction the World Omni Customer Service Center handled all financing needs for these 120 dealers: Collecting payments on approximately 250,000 cars per month, and managing lease payments on an additional 100,000 cars each month.
The aspect that made this job so unique for Bender was that he was under a severe time constraint. The contract was signed in January and this high-tech facility was turned over to the client four months later, after experiencing 60 inches of rain during the construction.
Gavin Bender of Bender Real Estate Group used a fast track construction process for this project. In other words, the facility was designed at the same time it was constructed, which required enormous coordination and trust among the tenant, developer and contractor. The team includes and established group of architects, contractors, civil engineers, structural engineers and attorneys.
