Located in Mobile, at Highway 90 and Demetropolis Road, the Westgate Center was a vacant, horribly rundown facility. Gavin Bender of Bender Real Estate Group purchased the old shopping center and completed a total renovation. The buildings were stripped down to the concrete and bricks, then added a new exterior facade, parking lot and lighting, new landscaping, new electrical, H.V.A.C. and plumbing. The old retail shopping center was transformed into a 120,000 square foot Office Service Center. It is currently 100 percent occupied with three tenants: the Sears Service Center with 850 employees, American Red Cross, three State of Alabama Public Safety Divisions: Drivers License Division, Alabama Highway Patrol and Alabama Bureau of Investigation.
The Sears Service Center, the largest employer to come to Mobile, since World War II, was the anchor tenant for this project. The Economic Development Department of the Mobile Area Chamber of Commerce brought Sears to Mobile. With great creativity, Bender was able to convince them that the rundown facility could be refurbished to meet their needs. The remaining 60,000 to 70,000 square feet was speculative property, earmarked to help create the first Office Service Center in the area.
This was a challenging project for Bender to undertake because Sears remained anonymous throughout the negotiations. Bender was given little information on the use of the building, and therefore, had to conceive a plan and reach all agreements before learning the identity of the client.
