Downtowner Loop South Twin Office Complex

■ Construction to begin week of September 15, 2008

Located at the corner of Downtowner Loop South and Downtowner Loop West off Airport Blvd. near I-65.  This would be considered the I-65 corridor. It is conveniently located to both I-65 (north /south Interstate) and I-10 ( east/west Interstate).

We have two 3,600 sq.ft buildings attached by a covered common area courtyard and roof.  The courtyard will have tables with fans and lighting providing a location for tenants to take breaks ect.

The buildings are brick with perimeter glass, using a center core for restrooms and no other load bearing interior walls.  This adds great flexibility for tenant space design.  There are five parking spaces per 1000 sq.ft. of occupied space.

The buildings are scheduled to be available the end of October 2008.  The Lease Rate is $15.00/sq.ft NNN.  The Base Lease Rate includes an allowance for standard tenant build out.  The Lease rate will be fixed for the first three years and then increase for the last two years by an amount equal to 3% per year.  The Lease term is for a minimum term of five years.  Longer terms are available.  We would be happy to work with your client and plan the interior space design to meet their specific requirements.
